Booking an outdoor venue is one of the biggest decisions you'll make during wedding planning. And honestly, it's easy to fall in love with a property on Instagram before you've asked the questions that actually matter. We've talked with enough couples at Born to Run Farm to know what separates a smooth planning experience from a stressful one. So before you sign anything, here's what you should be asking.
The Questions That Separate a Good Venue from the Right One
There's a difference between a venue that looks beautiful and a venue that actually works for your wedding day. The right questions get you past the photos and into the logistics, the inclusions, and the experience your guests will actually have.
What's Actually Included in the Package?
This is where a lot of couples get surprised, and not always in a good way. At Born to Run Farm, our packages are built to be transparent. The Daisy, our foundational package, includes a 40' x 100' tent with Edison bulb lighting, chandelier, carpet flooring, and side walls, a 20' x 40' tent, 20 round tables, 240 white resin folding chairs, a dance floor, ceremony site with arbor and seating, cocktail hour setup with a wine barrel bar, and a reception bar. Six banquet tables, table numbers, umbrellas, staff support, golf cart services, parking, and a fire pit are included across all packages.
Step up to The Elouise, and you add farm tables and our vintage horse trailer bar. The Dorothy layer includes the bridal suite for five hours before the wedding, outdoor lounge furniture, and an engagement photo session. Knowing exactly what's in your package before you book keeps your budget honest.
What Happens If It Rains?
This is the question couples often forget to ask until it's raining. A fully tented venue with solid infrastructure is not the same as a venue where rain means a scramble. Our main tent comes with side walls and electricity, which means your reception can continue without the weather becoming the story of the night. Ask any outdoor venue you're touring how their tent is constructed and whether side walls are included. The answer tells you a lot.

Is This a Venue That Can Scale to My Guest Count?
Some venues have a sweet spot, and everything outside it gets complicated. Born to Run Farm works for intimate ceremonies and larger celebrations, with the bathroom trailer required for weddings of over 75 guests, and sizing adjusted based on headcount. That kind of practical detail matters when you're budgeting and planning logistics.
Who's Running the Day?
A family-owned venue operates differently from a corporate event space. The Gerish family has been running Born to Run Farm since they opened it as a wedding venue in 2016, on land their family has owned since 1978. When you reach out, you're reaching the people who actually run the property, not a rotating event coordinator. Our team is on site throughout your event, with golf cart support, staff, and a planning process that starts from your very first conversation with us.
Can I Bring My Own Vendors?
This is worth asking directly at any venue. Born to Run Farm maintains a list of preferred vendors across categories, including catering, entertainment, photography, florals, transportation, and event planning. Ask about the process for working with vendors and get clarity before you commit.
What Does the Property Actually Feel Like?
Photos don't capture everything. The mountain top setting on Point Mountain in Glen Gardner is something you have to see to understand. The views that Jay and Joan Gerish fell in love with in 1978 are still the centerpiece of every event we host. A reservation is required to view the property, so reach out directly to schedule your visit.
